Tenute La Rocca - Collesano

Three kilometres south of Collesano in the Madonie Natural Park, Tenuta La Rocca is a huge country estate with a guest house, agricultural buildings, a house to restore and a fully functional restaurant. A WORKING RESTAURANT WITH OVERNIGHT ACCOMMODATION In the past, Tenuta La Rocca was a popular out-of-town restaurant, with a pair of dining rooms capable of holding over eighty guests in a single service. It did good trade with locals and tourists alike, especially on festivals and feast days when it would provide set menus to large family groups, and had review scores over 4.5/5 on both Google and Tripadvisor. Everything you need to reopen the business is included in the asking price, including two fully equipped dining rooms, recently renovated bathrooms and a 40m2 working kitchen. Built around a spacious courtyard, the restaurant building also features seven guest bedrooms, which give it enormous potential if well marketed as a venue for weddings or other events. Some investment will be needed on the renovation of this accommodation to make it the irresistible prospect it deserves to be, but if you're able to do this you could have a sensational and versatile venue on your hands. ELEVEN HECTARES OF PEACEFUL LAND The estate is a vast plot on the north-western side of one of the intermediate hills in the beautiful Madonie Natural Park. This gives you great views of the mountains above you and the sea below, visible on the horizon beyond the town of Campofelice di Roccella. The estate is not currently farmed, but a pair of enormous barns give you more than enough room to keep livestock (one of these was previously a stable building) and store crops (the other was a hayloft). With over 27 acres of land at your disposal you won't be short of space, whatever type of activity you have in mind. A RUINED COTTAGE TO RENOVATE Towards the higher end of the estate is the ruin of a 100m2 house, which would be a perfect renovation project. It would eventually give you and your family the chance to live on-site with the comfort of being several hundred metres away from the restaurant and accommodation. A lot of work will be needed, but in the end your investment would be rewarded with a home built completely to your own specifications and some lovely sea views.
